How to Best Repair A Toilet Flush Valve:

• First, open up the top of your toilet's tank and take a look inside at the existing flush valve assembly. The flush valve is what opens when you press down on the toilet handle, and is the thing with a rubber flap in the middle of the toilet. Over time, this rubber flap can start to warp, which can prevent it from making a good seal. Take note of the style and size of the valve. If you need to, take a picture with your digital camera or cell phone camera so that you can go to the hardware store and find the right one more easily. If you won't be able to get a replacement valve right away, turn off the water supply to the toilet until you need to use it. There should be a small oval-shaped handle on a pipe sticking out of the wall, which has a tube running to the bottom of your toilet's tank. Turn this clockwise until the handle does not turn anymore
• Once you have purchased the new valve, you will need to drain the water from the tank. This is done by flushing the toilet (it should not refill if you successfully performed the last step). Bail out any remaining water into the toilet bowl with a small cup, and then use an old hand towel or sponge to soak up the rest
• Disconnect the hose from the bottom of the tank. Be prepared for some water to leak out as you do this. Have an old towel and/or something to catch the drip handy
• Disconnect the chain connected to the flapper (the rubber stopper that seals the flush valve) from the flush lever, and the small tube leading to the top of the flush valve assembly
• Loosen the tank bolts that secure the tank to the bottom part of the toilet. You will probably need to use a deep socket or an open-ended wrench, as the bolts will probably extend at least an inch past the hex nut. Remove the nut and flat washer, if present. Slowly lift the tank straight up until the ends tank bolts have cleared the bottom part of the toilet. Lay the tank on its back onto an old towel on the floor
• Remove the rubber gasket from the plastic pipe protruding through the bottom of the tank. Then use a spanner or pipe wrench to remove the large plastic nut from the pipe
• Lift out the old flush valve assembly from the tank and insert the new one. Position it so that it does not interfere with the movement of the flush lever or the float. Secure the valve assembly with the large plastic nut and rubber gasket, tightening this down firmly to prevent leaks, but not too much, as this can crack the tank. Install the rubber gasket over the threads of the valve assembly. This will provide the seal between the tank and the toilet base. Ensure that the gasket isn't covering the nut itself, or you may have leaks
• Place the tank back onto the bottom part of the toilet, lining up the tank bolts with the holes on the base
• Tighten the nuts on the tank bolts until they touch the porcelain. Use caution not to over tighten them, as this could crack the tank or the base
• Reconnect the water supply hose and turn the water back on
• Once the tank is filled with water, watch and listen for any leaks. Flush the toilet and observe that the valve is functioning correctly
• Place the toilet tank lid back into position

How to Remove a Toilet Flush Valve:

• Turn off the water to the toilet. The water valve is located below the toilet tank and behind the toilet. Turn the valve counterclockwise. Flush the toilet to remove the water out of the tank and remove the tank lid. Use a dry sponge to wipe out as much water as possible from within the tank
• Disconnect the chain connected to the flapper. Slip the chain out of the connection of the arm that is connected to the handle that flushes the toilet
• Remove the flush valve from its seat. The flush valve is connected to the overflow tube (on the right side of the toilet tank) and sits on a valve seat. It can either be removed by lifting it out of the clips that hold it on each side of the tube or lifting up the overflow tube
• Replace the flush valve with new valve. Either snap it into place into its clips on the sides of the overflow tube or slide it down the tube. Make sure the flush valve sits properly over the valve seat covering the hole
• Re-connect the chain from the flapper to the arm and replace the lid. Turn the water back on and try flushing the toilet to test if the chain is connected properly
